You kind of limit the investors who need to go to see the house with todays apps and technology and reserve making house trips for final bids kind of thing.

Herein lies the dilemma, even if myself and the landlord were able to come to an agreement on price, there is a 90 day non-transfer clause and I already submitted all documents to the bank with my company as the purchaser.

Services like eFax or Grasshopper (there are many others out there) will allow you to send receive faxes without the need for the physical machine.The only piece of 80's technology I wish I still had was my Pontiac Fiero.

With nonconforming additions, I always advise my clients that the danger lies in whether or not the addition was built to code.

You could pull the traps from under the sinks and replace them - that's cheap and easy.When I went there, there were a couple of them lying on the kitchen floor.

Ultimately, it probably won't matter becausee expenses pertaining to a rental are only valid if the unit is on the market for rent or being rented. to claim expenses paid while you live there as rental expenses would be a lie.
