I'm still going to buy and believe this is a good long term strategy but I am not going to sustain a house that doesn't cash flow even if that means I'm buying it with a higher down payment. 

Lastly, if you like the FHA route, talk with your lender about the self sustainability rule.

For you as an investor, that means you can likely safely predict your cashflow and appreciation in an accurate manner without worrying if the housing market will fluctuate one way or the other.
