@Francesca CalabrettaIf you search the forums on this subject, you will find several threads comprising both rational and very impassioned support for common coin-operated laundry (both landlord owned and third-party supplied),  {non, coin-op)  en suite laundry  and only supplying hook-ups and having the tenants supply their own.You competition will help determine what laundry solution it the minimum required to play in your market and which solutions could provide you with a competitive advantage.

You are entitled to one unit with the current zoning, and I would suggest going that route of just building oneIf you want to fight the uphill battle, I would suggest hiring an attorney to assist you in the rezone, speak to your councilman (they will want it changed to R6-A which will drastically change your site plan), door knock the neighborhood and get them to sign a document that they are in support of the rezone, etc.

The learning curve will be steep, but my longer-term goal is to be purchasing apartment complexes large enough to support on-site property management, leasing agent, handyman, etc., so I figure get used to the commercial real estate business and help myself get to my long-term goal a bit faster.
