The best months to visit are January through to April, as they are the driest and least humid, and usually a couple of degrees Centigrade cooler than other times of year.

@Nicholas Bailey It all depends on the quality of the building and the degree of renovation...if this is a non-renovated structure...you'll have a ton of headaches...if it has been brought to code and is suitable for occupancy with decent systems (HVAC, water heater, electric, plumbing), and on city water and sewer, you're golden...should be a great additional profit center for your investing...

Although driving for dollars may work to a certain degree, your most effective option is to obtain a list of distressed property owners (code violations, probate, inheritence, evictions, etc) and cold call them or mail them.

Little about ourselves, my wife and I are both 21, she works full time and I work part time and attend college full time (BS Mechanical Engineering), combined we make roughly 50k a year, I have no student debt, all is payed out of pocket, and I have about 25% of my degree left (2 years) we have a little bit of CC debt (3k used, about 20k available combined) and I have a car loan from before we got married with around 12K left on it.
