Prior to 2008 they were in the 6-8% range and go back a bit further and rates were in the 10%+ or a generation or 2 above me they were in the 17-20% range.  2008 changed it all.

New construction homes all around it ranging from 1600sqft sold for 280K to 2000sqft homes sold for 400K.

A 4-plex in my area would definitely creep into the million dollar price range making a 5% down payment $50K.

Comps for similar homes range from 290k to >400k.With building materials costs stabilizing again, I'm hoping to get some numbers run on realistic building costs. 

Work with some qualified professional, i.e. attorney for starters, to help figure out how to structure this partnership.This all being said, figure out if your ~$40k now is sufficient to do anything. 

But we can’t commit to majority of the duplex’s that fall in range of FHA loan limits due to the conditions they are in.

Some cash buyers put 10% down if they know it is going to be a heavy rehab/mid-range.
