And if you did this under an FHA loan your note could be called by the bank if they find out because they definitely do not allow people to make substantial changes to buildings that they have loans on (and adding or removing units definitely fits that criteria). 

I don't see that as a very substantial risk.

Tech is a big driver of our growth which certainly has a direct influence on our real estate market.  

Also be aware that penalties for violating the eviction moratoriums can be substantial and expensive to defend.

You don't have to do that to improve your ROI substantially. 

I guarantee you, any one who has done more than a couple deals is not going to be influenced in any way by their $1200 stimulus check. 

Both aspects - legal and tax - are critical and both can save (or cost) you substantial sums of money unnecessarily.  

With coding you can get a great job, or just do sidehustles online at places like fiverr or any other similar website and earn substantial income in your spare time.
