Hello everyone, Since Mid 2015 I was educating myself on how to obtain stressed, cheap, ugly SFR to fixing them up, rent them, refinancing and do it again – that was my plan for 2016.

She said she has alerts set up on mls and gets emailed the minute a new listing pops up that matches her criteria.This seems so obvious to me so why is everyone stressing building a buyers list?

I want something that looks nice for when we hold special events there (parties, wedding receptions, etc), but it has to be tough enough to withstand golf spikes when golfers come up to eat/drink after playing a few rounds.

I would talk to some other lenders and stress the point you will occupy the residence.  

This is stressful!

At least unless and until it goes sideways - then it can get stressful.
