Ultimately, based on what I've read, it seems insurance providers can do this as they see fit, and it's unlikely I'm going to find someone to cover me with with the dated electrical in some units.I am feeling very much between a rock and a hard place with the needed renovations; I'm working with an electrician to see how we can upgrade the electrical, and most roofers are completely slammed this time of year and none are available, and as far as the plumbing goes—redoing the galvanized steel with copper will require gutting huge portions of the house.

Yes there are, @Ron Steele , but they typically only place capital for large deals. $10 million would be a small deal, $20 million would be interesting to a lot of these guys.

I also did an admin program, and web design, via the Art Institute of Pittsburgh - Online...let's just say that I'm firmly against "for profit schools," both my experience, and others I talked to...and that's all I'll say on this, since this isn't the place for that.What I was working on, was part of a team, that would put together a tv series on the local CW, focusing on local bands, businesses, artists, etc.

I agree that many people interchange the words/phrases, but the meanings for each do have specific definitions/facts to them and are set in stone.A double close is different than a simu close in that the double close has 2 escrows (although often with teh same escrow company and the A-B transaction is funded with buyers funds (B) and not end buyers funds C as in a simu close.Wet funds are funds of yoru own or your lenders whereas dry funds are from your end buyer in the simu close scenario.
