I'm looking into building a detached ADU at our primary residence in La Mesa. 

I would think you would need a pretty large bankroll to start with this as presumably you would take over any mortgage payments and maintenance and have no income coming in from it. 

I've started with Zillow, but would appreciate recommendations on other platforms that actually get results.Thanks in advance!

Or, 2) take the client, do your best with the listing knowing that it probably won’t sell for the price she wants, but leverage the listing to do open houses to build a book of buyer clients.

If there are any meetups in the Nashville/Brentwood/Franklin area, those would probably be a good start.  

Most of the remediators work with the insurance companies directly and they will start immediately to dry out area with huge fans, remove drywall, etc. 

This will help you understand if you've weathered the storm, or if it's just starting.Walk the properties, and look at all the major stuff... here's a quick list, below, to get you started.
