A lot of people don’t realize this, but in addition to real estate agents selling stuff, they are also being sold, every brokerage, every title company, even lenders, have courses on literally scripts, how to build out your social media, how to find fsbo listings etc, truth is none of these are effective, pretty much the only way to be a successful agent is either ton of ad spend or the hard work of meeting people in person through events meetups etc, but brokerages make money by head count, even title and lenders are happy if you close a few deals a year with them, so they sell this stuff to agents who than use those scripts on you, it’s a whole prymond scheme lol

what is the mortgage balance, is it current, how many payments back, what are properties selling for in the area (is his price above or below others), *how much seller financing can the seller take,* how much cash above the mortgage would seller accept, how fast does the seller want to get to the settlement table, what repairs or up-dates does the building need - you could ask if you had $10,000 to spendon improvements - what would you spend it on?

Usually we have a few thousand dollars each year to invest after we max out these accounts (and it usually just goes into a taxable brokerage account where we use it to buy Berkshire Hathaway or Markel or some other stock that does not pay a dividend).That extra money was actually how we ended up buying this duplex - thought it might be a good way to diversify our investments.I was wondering if I could use net income from our duplex (assuming we have net income, and by net income I mean what we report to the IRS) to fund a solo 401k or some other kind of tax-advantaged plan?

Just my opinion but one residential property per LLC is an overkill in my mind and just ends up costing a lot more money down the road in administrative / accounting fees.
