Our contract clearly spells out that we will only install products that we procure and supply.4) The way we do it - we have a disclaimer in our contract that expressly spells out that we will sometimes over-order, and leftover materials belong to us.

If you can afford the repairs I would do them, and then rather than selling as a lease purchase with a small down payment, sell as an installment sale (carryback) with 10-15% down, so you can get your money back.

You can wait until tenant turnover to actually install the locks if you want, but you will find life so much easier when you only have to carry around one key.

Here's the SOW:- Kitchen/Baths-Refiinish Hardwood floors-Change furnace/water heater-Plumbing-Upgrade the panel-Finish basement (Insulation, laminite floors, drywalls)-Change garage door -Install Carpet on the  3 bedrooms-Downspouts-Some landscaping -Change garage door-new door, fans, outlets, etc.

However since you would be transferring equitable title you may have an issue with your loan, the due on sale clause most likely includes transfer via contract for deed, installment land contracts, etc.
