There were significant damages from the tenant and his daughter smoking in the apartment, despite our strict no smoking policy.

He seemed to be a courteous fellow having taken the time to bust out one of our windows so the smoke from his blunts wouldn't disturb the paying tenants.

@Steve Hungerford it's certainly not handed to you on a silver platter, however there are dedicated consultants at banks here in California that push your plans through the permitting process while also funding the ADU project. 

@Yi Zhao, does your lease prohibit smoking?
