Sea World and Universal is a large draw on top of golf, conferences and sporting tournaments. 

For my real estate investor friends, we have always underwritten our deals based on the deal cash flowing under current market conditions and not speculating on needing to refinance when rates are lower.

Hi Steve,You could put a second position loan on it - like a HELOAN but this will be based off of income/tax returns.

I believe one of the most difficult parts of real estate is scaling your purchases and management.

@Hunter Hessian In my opinion OOS investing is best when there is some reasonable scale.

My current scale is self manage and not a management company.

Just not sure whether (and what if so) there are any impacts to the mortgage/insurance company I need to be aware of, etc....Allocation is generally done based on sf. 

That option feels like it will be trying to thread a small-eyed needle.
