For my first real estate investment I have access to the funds that would allow me to put 20% down on 2 or 3 $200,000ish Condos.The Condo’s are in good condition and would not need any rehab.Is it smart, stupid, wise, unwise if I purchased the Condos with a 20% down, and rented them out at a proper rental rate (which would be a few hundred dollars higher than the mortgage)???

It carried my family (and friends), I didn't have to worry about a scratch or a spilled pop or a ding from someone's shopping cart, I towed tons of stuff, I carried tools and materials for my business, and I was very comfortable and safe the entire time. $10,000 cash is a lot cheaper than $50,000 plus interest, plus higher insurance premiums.

I currently have a full time 9-5 and am looking to ideally transition into REI gradually (certainly not in any big rush to make it a full time gig right off) so I am just starting the process of shopping around for a starter property such as a SFH or small multifamily and am overwhelmed by where to begin as an individual investor without partners or a team of any kind.
