Only if you can prove that there is no basis shifting to avoid tax should one even consider acquiring replacement property from a related party in my opinion. 

Grow the portfolio with whatever level of leverage I'm comfortable with, so that when I implement my mortgage reduction strategy to shift over to income, I'm doing so on a larger portfolio than I otherwise could have by trying to focus on income too early.It's very common for people to want to invest in real estate with leverage and enjoy fantastic income right away.

Mine have performed very well, but the market has also been shifting in the past year so the type of properties I recommend investing in have also changed.

My last deal was early this year and now things are a little crazier, I'm shifting to by a new primary and rent my old.

I only have 3 units so I realize I can handle most of my dilemmas on my own, but like many of you, my goal is to streamline everything now so I can “seamlessly” acquire more.Any insight is greatly appreciated!

Over the next 2 to 5, we can most likely expect another big shift in the supply and demand factors in the downtown market.

I’ve shifted to finding my own deals to fix and flip properties…creating deals rather than chasing customers and clients.

On home prices - a noteworthy shift has also occurred.
