Of course there is not a one size fits all (is anything one size fits all in REI except "CashFlow FTW" ?)

Price will depend on size but $1,500 seems steep to me and while appraisal turn times are extending right now, 2 months is still excessive. 

The best deal you're going to get on replacement windows of that size will come from them.

Start by talking to them and explain that even with the warning, things are not improving and then serve them with notice to cure.

I would get some calls in to some property managers and find out what rents are going for with house that size in that general area, and have a real estate agent help you with some sold comps on similar homes in the area so you can get some idea of what it could sell for.  

Relocating for a job or your family growing in size are the main exemptions.

Houses in the area fixed to the same sizing and room amounts are averaging in the high 300’s to mid 400’s.
