I like this area because of its relation to all of the expansion between Austin and SA.

I'm on the search for a good deal now.

Because, the South Florida market, sell prices fluctuate so wildly compared to relatively stable cash flow markets like the mid-west. 

I'm wondering what people's thoughts are on the area, both as a rental market/cash flow, but also the chances of gaining some appreciation there if/when things improve there.It does look like there are some relatively reasonably priced (In terms of the average cost in Miami these days) properties for sale there - both single family and multi-family.

I have been searching in the same areas for ~8 months and most properties will get under contract in a week, maybe shorter.  

They still will want inspections, appraisals, surveys, title search and insurance.

Are there any recommended cities/areas with good cash flow, that are relatively affordable, i.e 50-75k/unit?
