Stick to your screening standard and don’t compromise.

No way to know without looking at the actual deed recordings....maybe the $244k was a foreclosure and that was actually the judgment amount.

Avoid anyone with sex charges or with anything violent in their criminal records....no matter how long ago they assaulted someone or with drug charges. 

It can be tough because of the demographics but if you're screening well or using a good property manager, you will be fine.

I am no expert but I have 22k hrs of screen time of experience.  

My current tenants which were inherited when I bought the property are moving next month..So now the real challenge of being a first time landlord is approaching, and my biggest concerns with screening are:Evictions and Criminal Background - How do you check for this?
