This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

I argued with the city over whose pipe it was...that was fun@Scott Mac In the Memphis area the renters pay all utilities including water-one of the reasons it's such a popular investment area IMO-I did press my PM to address this ASAP as even if the bill isn't on me, its not making my tenants feel great and prob not helping my yard at all

The house still has the original wood flooring and the wood from the kitchen was salvaged to repair other parts of the house, so there would not be hunting for wood and matching varnish. 90-95% of the plumbing and electrical have been replaced, including a new breaker box.

In my location, Hampton Roads VA, on the side yard you can have a watercraft no higher than 6 feet tall and I believe it's worded that it has to be pushed back to the line of the home so the home actually may accommodate it quite well without it being much of an eye sore either.In my head I'm obviously not closed off to this idea, maybe charge a small increase in additional rent maybe for the duration, but just curious for those who have had the question or experience if it's just better to stay away from allowing this all together?

Also, this house has solar, and has low-maintenance yards (no lawns), both of which probably increase the property value to some extent, and are not common in the area.I think that if I decide not to go with an agent, it may behoove me to get a new, current appraisal; that will be a pretty un-arguable price to work from.could y'all comment on hiring an agent, vs only retaining a title company??
