the sellers are mostly greedy and all they want is that winning lottery ticket, they'd rather take their chances with the appraisal.

I had been looking at the key west, fl area, thinking it should get good year round use, with the exception of when there are hurricanes.

The appraisers are following the actual closings, so something that appraised low 3 months ago is now a comp for the new round of appraisals.  

Presently, it looks like large round bales of hay in the area sell for $50 or more.

One of my family members has offered to round up a couple others who have experience with doing the type of cosmetics needed at this flip and will not charge me any labor whatsoever.

Section E is the cost that the State of Florida charges you, can't get away from that one.
