I'm realizing my criteria are probably too strict, or that the one size fits all approach doesn't work well for all of the square pegs I'm finding that need to be jammed into round holes. 

 I would go with high resolution laminate with the full round or ogee edge with no backslash.

Conway is a major year round rental area but anything lake adjacent and within 20 minutes drive it a mountain will attract year round rentals for the most part. 

I was the third person to see it this go round, and even though it's a lot of work, will work for me, so I put an offer on it right away.

Hunter, Windham and Gore Mountain (North Creek vicinity), are ski areas with year round tourism.

Properties/condos that share amenities with a hotel are less likely to change their STR policies (controlled by HOA) as short term renters do not affect how the overall property functions.I like the market economics, YOY rent growth, and the fact it is a travel hub, becoming more influential destination in nationwide and world business, and is essentially a year round tourist destination.Would be open to other areas of Florida but in my opinion they don't share equal demand drivers.

This is calculated at a weekly price of the studios at $500 USD per week year round.

Between the universities, wine country, tourism and a ski resort, we have pretty reliable tourism year-round.
