Yesterday, I noticed a bike in the front yard which was not there when I did my initial inspection.I normally don't touch these kinds of properties (and try to avoid occupied properties in general), but it was so cheap I couldn't resist.

This is still a very tricky area for lenders as there are not many "industry-standard" tried and true rules - many DSCR Lenders and buyers of these loans are still wary of the SRO model - that being said, it is a lot easier and more flexible to underwrite on an acquisition if you are buying and the property could be utilized as a LTR / MTR or STR as that allows for a more tailored projection (as long as the property doesn't have unique or altered characteristics that would require it to be a SRO / MTR)

If you have nothing helpful to add, please avoid posting.What I am asking is if paying myself payroll and also taking profit distributions that are not subject to self-employment tax still applies if I am paying myself out of the Disregarded LLC and not the S-Corp directly.

Unless you used your VA entitlement but if you have your DD 214 your certificate of eligibility is much better than FHA 203K.Plus with VA you avoid the UFMIP and the MIP monthly.
