I'd recommend researching areas to see that they have:- Low unemployment- High demand for housing - relatively low inventory- local job creation/booming local economy- high avg/median income- increasing population- low average days-on-market (DOM)- history of rent and property value increases YOY- low crime- highly-rated schools (or above average)I'd compare the target neighborhood to surrounding neighborhoods and/or nearest metro areas.

Below are the key data points:- Gross Rental Income: $118K (I received the rent roll list from agent)- Effective Gross Income: $112K (I'm assuming a 5% vacancy factor)- NOI: $56K (I'm assuming 50% Operating Expenses - inclusive of 10% property mgmt costs, repairs & maintenance and CapEx reserves)- Recommended PP: $623K (Market CAP rate is at ~8%; I used 9% because I want the Cash on Cash return to be 10%+ with a 30% DP at 7.2% interest rate and 30 yrs term)- The asking price is $1.25M.

As an accident to start a short-term rental for more than 3 years and wanted to end it. 1) The number from CPA for this short-term is worse than any other long-term rentals. 2) the time spend for this short-term is >=5 long-term rentals. 3) from Sep-2024, there are 6 books to the end of the year. 4) Insurance of short-term increased 27% and tax will increased without doubt.So tried to cancel all the reservation from AirBNB two month away.

Hi,I know what I'm asking is not legal, but it also doesn't stop the 30,000+ not legal apartments that currently provide a home for families in Queens, NYC that would otherwise not be able to afford to live there.I'm just trying to see, as a landlord, are there certain steps I can take to reduce any potential risks I could face for renting out the apartment?
