if so you are protected assuming the seller agrees to make needed repairs when they are brought to their attention, and done so withing the timeframes laid out. the FHA Appraiser will provide the needed repairs, NOT a home inspector, but you can circumvent some issues, by covering the basics,  like no holes in any wall, ceiling, or flooring larger than a quarter, no broken windows, no peeling paint, a minimum of 5 years life left on the roof, all utilities on ect. if the issues do exist, a FHA 203K loan may be the proper way to go.

I want to be able to walk through a new deal and measure sq of things like tile, flooring, paint, counters, and input the data into the program.

pull the carpet and paint with oil base Kilz.

Maybe offer to clean it up and paint it.

We do all interior painting, flooring (laminate, LVT, occasionally tile), tile backsplashes and tub surrounds, finish trim, light fixture and ceiling fan replacement, minor plumbing and toilet replacement, small drywall patches.

We bought paint today, so the ceilings will be done in a matter of days!

If all it needs is paint and cleaning, 1x rent is probably enough.
