Free education is always a plus.On the other hand if the environment proved to be really helpful to growing my STR business either with referrals for single family homes to manage or the same with multifamily, I'd throw my other priorities out for the opportunity to be around the right people. 

from pics you can see its just cosmetic,  ..after close, use property manager referral, and have them prep it to rent.. 

I'm interested in hearing about pros and cons from people that have acquired investment properties through an IRA, solo 401K, etc...I'd appreciate any referrals to Real Estate IRA custodians that you work with.Thanks-Chris

If you can build relationships with them, you may get a few referrals out of it.

Then for them to leave without a problem they wanted a good referral to the next landlord.

Good Realtors create there own leads, by doing a good job and getting referrals, being involved in groups and networks, and just helping people. 

Replied to the Agent referral regarding the multi family properties; advised $250,000 would be a reasonable purchase price for each building, that price would create enough room for us to overhaul heat & electric and do minor cosmetic repairs to the units and keep them rented...
