I've already found a few parcels within a 3 hour drive of my home that are in the 300-500 acre range and priced right. 

Rental rates in the area range from $1000-1200.

From what everyone is posting it seems to be a great solution for a small to mid-size investor with somewhere in the range of 10-100 properties.

What I do is enter the address on zillow so I know where it's located, set the range for square footage, year built, bedrooms and bathrooms, that are all close to the stats of the subject property and then say "sold in the last. 6 months".

Rick,  my experince in Atlanta started when I made about 15 HML in 07  ish  they lingered we could not get paid off and by the time I foreclose on them my HML that I thought was well protected at 65% ARV  was now totally underwater... we were loaning on 125k ARV in the 75k range.. only to find the homes by 2010 being crushed in value and had a hard time selling a few of my OREO's for mid 30s  On a trip out there to look at them first hand I just was amazed at the value compared to the other 12 markets I worked in..

Hello Everyone,I am a newbie investor looking to invest in buy & hold in Central Jersey in the 200k-350k range with a minimum of $200 monthly return and an 8% coc.I have this mapped out but I cannot seem to understand picking a market.

I could pay the land off in about a year and a half and use the equity to buy a rental in the $60k to $160k range.
