If you mean you are doing mailers and talking to sellers over the phone if they call and strike a deal then I'd say you are at a disadvantage to those who go and meet the prospective sellers.

Do no cut any corners to make a project look better on paper.Always remember to do the math anaysis and try to look at the prospective properties before you make an offer or at least have a clause in the sales contract that allows you some time (8 to 15 days) up front to make a detailed inspection on the subject property without a penalty that will hurt you too much.

I can go take clients/customers to see the property without a problem however I don't know how to estimate repair costs so usually me and the customer/client just go take a look and they tell me what they think.By building a huge buyer's list full of quality buyers and matching them up with discount properties I see on these sites, in theory I think this sounds like a good idea.
