Finding the right balance of ADR and occupancy takes time and rarely is it indicated by a handful of spotlight listings AirBnB has a vested interest in promoting for their own branding.  

Be ready for some stress and don't do it if you think it will be too bad for you mentally or financially.

There are several other services which are heavily promoted, including several RE brokers looking for you to do their scouting work and an attorney that promotes a video course through C.A.R.

Relocation from out of state for a promotion (W2) led me to take advantage of the market appreciation and low interest rates and purchase a home with the strategy to live in it then convert to a rental.

I have a tenant that's been causing problems with other tenants in my building...he's a 60ish year old guy with some mental issues, a drinking problem, and no job.

They are high energy dogs, and they are very smart too-- so they need mental stimulation.  

Having had this internal/mental plan to buy real estate, hold onto it, and let it cashflow/appreciate has always made perfect sense to us, but to see this internal thinking become an external reality is the ultimate confirmation that this works.
