From what I understand, investing through your own LLC protects your assets from you getting sued and the syndication level LLC prevents you from getting sued should something happen at the investment property.

I always recommend checking with an attorney before executing any types of contract to include any protection clauses to prevent exactly these types of situations.

WI passed a state law not too long ago that, if I understand it correctly, precluded municipalities from preventing rentals of at least 30 days.
