We decided to sell out of Dallas and focus on College Station/Bryan area because of growth. 

Might be best to get rid of it, clear yourself of the burden and focus your time, efforts, and money elsewhere on a deal that can make you money.

I hadn't realized there were folks who exclusively focus on 1031s (which in hindsight, duh!)

If you absolutely don't have the time or the ability to self-manage, I would suggest that you research local, area-focused property managers rather than larger cookie-cutter ones.

My focus would be on spending all of your spare time in learning about the different investment options, the real estate segments you might be interested in and understanding the trends in each.

My focus is on buy & holds (duplex/triplex/quadplex) and will flip sfh's.

I'm not even at the stage of looking at street by street because I have no idea what makes one neighborhood worth focusing on over another.
