PM me :) 4) Yes condos are becoming more & more popular even with the HOA's because the higher rental rates you get for a lower capital outlay washes out the HOA costs from an ROI perspective. 5) The longer you wait, the most it is going to cost you and the lower your ROI will be.

The same seller has 4 different duplexes up for sale on the same street.

That plus mid-western winters have taken a toll.I know that a property several homes down in the same street sold for 70k however that property is a bit larger. 1,100 sq ft.

Other examples would be a major street, freeway or commercial property on the border of the property.  

However, it can be street by street in 38116 - you have to know the area!

Essentially we would own half the street, and would have an opportunity to turn this neighborhood around. 

I know it can be tricky finding a property that will be a good investment in this area, since neighborhoods can drastically change from street to street.  

Currently we're in contract for one of their duplexes and just found out that another duplex up the street that we're interested in is also owned by them and listed w/ the same realtor.
