I also think there is potential in Edgewater and Wheat Ridge (a little bit sleepier for some reason, but they just added a big food hall).I'd also look at E Colfax due to the city's East Area Plan and the Denver Opportunity Zones (specific low-income urban and rural communities areas identified for favorable treatment of reinvested capital gains and forgiveness of tax on new capital gains)

I followed up with a long e-mail explaining my perspective and under what terms I would be willing to continue renting. 

Normally, in a commercial contract, buyer doesn't sign off on due diligence and deal is dead, E/M refunded. 

So I would connect with local real estate brokers and have chats or e-mail correspondence with them.

@steven E. yeah the banks i spoke to for commercial loans all said they dont do preapproval letters for commercial.

But have found if Facetime isn't feasible I will record vidoes and e-mail links to a Google Drive.

Rental income is my only source of income hence my tax returns generate only the Schedule E (passive income).

So if you end up on the E, S, or Southeast side of Indy, I try to be a good resource.
