Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Any repo, foreclosure or eviction is poison.Then Income, can they afford it.Ability to pay, then look to other aspects, criminal records, credit issues, solvency, job security, who will be there and who they are, any pets, how do they present themselves, do they seem civilized or are they idiots?
