Some people have had good results with GURU  trained, most have not.

KW has this great camaraderie and a culture that a lot of people love.

Since you're a realtor it won't cost you much to list it, and people will pay a lot of money to get a low rate with a higher amount going to the principal than initially.

You can also leverage existing relationships - perhaps your agent/contractors can connect you with people you are looking for.

Build a team of people to help; an agent who isn't trying to talk you into every opportunity and knows how to analyze a deal; a lender who offers you all the possibilities; an inspection company that can get things done quickly; finally a property management company that comes with good referrals.

Where I am, people often create a suite in the basement-so it has a separate entrance, their own kitchen and living area, etc. 

Some people like to blame others for their failure.

Delayed financing is a common strategy for people who buy cash and later gets it financed.

Also, thanks Steve, I'm glad some people agree with this required license being too excessive.
