There are many rules and reporting requirements, some with extreme penalties for failure to disclose.Easiest option to find in my opinion is Michael's number 3 - look for firms in the top 100 or top 200 listings by revenue, they'll be pretty much guaranteed to have what you need - but don't expect them to be cheap.

My rule of thumb for deductions is; when the item is questionable and the amount will place me in another tax bracket, I'm conservative because if it were disallowed I would owe more in taxes and penalties.

That is a valid point in regards to paying that money to friends /family verses losing that money to penalties charges when you take this cash out early.

However, I don't have a provision in my lease that has a delineated penalty for this.In 23 years of owning rental properties, I've never had this situation.
