I have been to several meetups lately and there have been several comments about several deals with Western Wealth Capital running into trouble recently, but no one could give me any specifics.

I want to help with low-income housing in my community that I know well and I've worked in for many years. lenders sometimes want 3 deals of the same level done.

Assuming your numbers are correct, if it cashflowed with 100% financing, it is probably a good deal.

The laws dealing with adjudicated auctions were cumbersome, each parish had to deal with it and very very few adjudicated auctions ever happened.  

I would consider cash-out, refinancing the deal, and buying out your brother-in-law.

But if I'm targeting seller-financed sellers, I'm not really targeting distressed sellers.For example: I came across a seller finance deal for a 1.1M 6-unit MF property, but the owner wanted 100k over what I thought was the market value. 

These are wholesalers looking for deals.

Thats a long time, and just goes to show that the GFC was a big deal (a BFD!).
