I'd start by sending a copy of the violations to your tenants and let them know they will pay for them if it happens again...even if this is necessarily enforceable I would use it as a scare tactic.Maybe my friends @Mark Ainley or @Jared Kott has dealt with this before and can help...

I’d focus on trying to land this deal and getting it set up to lower your current housing payment as opposed to being able to just generate a deal that totally pays for you entirely from a duplex.
