I have a house I bought for $30k and rented it for $800/month in 3 days time and could have rented it for $900/month if I wanted to be picky and patient about it so I thinks its very believable to get $1,300/month out of a house that is only $90k.

If the person your meeting with isn't the owner, but is a manager then they may not have authority to make any changes to lease without contacting their owner or manager.. so be patient and hopefully all will go OK.Just don't sign it unless you understand it.
