I'm a feng shui consultant as well so my big picture goals are to create a real estate business that will allow me to quit my other part time job so that I can focus my time solely on the businesses I'm passionate about!

Unless you have already identified some opportunities, you may be sitting a while on that cash so that the interest cost will be accruing while your funds remain unused.I do not know the Provo market (I am sure others on here can give you more granular advice) but am generally a fan of real estate investing in college towns - vacancies tend to be few and far between as demand almost always outstrips supply.

Spoiler alert, I am a BIG DUPLEX fan but I live in TEXAS where they are very abundant!  

It's a crazy low rate to borrow money at in my eyes, but I'm also not a huge fan of getting my primary residence too tied into the investing side if that makes sense?
