-I currently have ~$12,000 in liquid capital, but do have a wedding this summer so there will be random expenses will come up (majority of the wedding is being paid for graciously by our parents)-I do NOT have the full support of my parents, both of mine are successful, blue collar, 50 hour a week working people.

Most of us never purchase a personal residence with an investor's mindset... i.e., does it cash flow (per se), what is the ARV, etc.I have been renting my personal residence for the past four years, and at present have a portfolio consisting of eleven SFH, two duplexes, and a commercial/retail building.
