If you file a change of beneficial interest and make that public record, it is plain as day that the original owner no longer owns the property.Typically people trying to mask the sale will assign the beneficial interest with the proper paperwork, only they wait to file that assignment paperwork with the county until a later date, when they are ok with the bank knowing--perhaps when they are refinancing or selling.

You can also just give your broker and accountant their own logins if they are that involved, so you don't even have to trade paperwork around.

As long as your bank is okay with you being an LLC and doesn't mind lending to that, then there isn't a big drawback (some paperwork initially and a yearly fee).

I'm obviously not familiar with WI contracts, so do some digging there.When you open escrow, the title co has one of their network attorneys draft the paperwork for about $300 here.
