Is that 3% just a line item credited on the Loan Estimate as earnest money already paid ----even if it was say 2 years ago?

I found a couple sites but i wanted to see if anyone had any experience/advice on which school i should go with, and if online or in-person classes are better/worse or if it makes no difference.
