Building materials are up across the board and lumber is sky high. 

Depending on how many properties you have it could also be time to consider a package policy that would include all of your rentals on one policy. 

It doesn't really do much other than give you additional material for your resume.

@Amanda Black Back when I was wholesaling, Vena Jones-Cox and Steve Cook's materials on wholesaling helped me out greatly.

Build some basic marketing material, then start cold-calling or mailing them directly.

I want to start to resale, self help material, dvds, training for customers, homeowners, to buy off me from my marketing.

You want a legal way out even if you do end up giving up some if not all of your EMSEMD amount, inspection time frames, financing contingency, closing dates, point by down, current leases if any, current liens if any, repair or replace benchmarks, occupancies agreements, material items, closing agent, shared or unshared closing cost.    

Plus, it's a good time for them to act since material costs and labor should be going down if we truly are in a downturn for awhile. 

If they are flipper, maybe you can swing a hammer or sweep up sawdust or run to Home Depot and pick up some materials.
