Annual expenses are made up of:-$10,000 Depreciation straight-lined (27.5 yrs)-$10,000 Mortgage Interest -$5,000 Prop Taxes All losses have to be carried over due to income limit.I then sell property for $400,000.Over the 5 years, I have accumulated $85K in income, but have an accumulated loss of -$125K, so a net loss of -$40K (-$8K a year) that has been accumulated over 5 years.Now that I sold for a gain, I would owe taxes on $125K ($400K-($325K-$50K depreciation reduced)).

@David M. fair point, but with a post like this... people have usually called 1-2 lenders, or made 1-2 offers, and gotten discouraged. 

What made you interested in investing in this type of deal?

DSCR more often than not has a PPP in order to get preferred rates.

You need to get your own marketing going to start conversations with property owners and learn how to talk to them properly in order to create good seller financing deals. 

Early on (10 years ago) I think the private lenders I worked with made more than I did on certain deals! 

And now Guardian and Hughes Capital had a turn key program and the only people that made money was those who were on the ground level putting together the program.

If all in loan is 480k including the 6 months interest only payments and the ARV is estimated at 650,000$ wouldnt that mean there is around 170,000$ spread that potentially could be made on the sale ?
