How can they offer a token without offering tokenize securities would be my first question?

Don't be fooled there are fair number of seasoned investors in that market (for proof see my failed 3-4 offers that were beat out), they just dont feel the need to discuss the market online here because it seems like a bit of a tighter network.

REITs and real estate notes, on the other hand, come with a lower level of risk as they offer a more diversified portfolio.

The ones where the CoC is decent, are the ones getting lots of attention and multiple offers, typically going for above asking price.
