Buying ocean front or and water front is normally not cheap.  

From my perspective (and for my purposes), the area is safe and has a very stable rental (and owner...) population, and more importantly growth aside, the rental population tends to be very blue collar and not likely to (for example) leave and buy their own home. 

But, starting off, expect to be under paid.Over time we value "blue sky" economically and financially.

The fast food workers, custodians, blue collared workers that make your food, clean your office, are more than likely in rent controlled / sec 8 living situations.
