@Ryan Dossey I think suit & tie are a thing of the past for the REI buisness, unless you are going to a business function, or your work environment requires dress up like a mortgage manager in a bank.Covering up tattoos is a smart move of yours. overtime, when the client knows you further.Then  It may turn into an art.

Some states provide for expedited evictions when drugs are involved and there is a reasonable finding of drug activity with evidence, like DEA says they collected 20 pounds of junk from the premises, but otherwise, you can have a beast of a time enforcing some aspect of illegal activity based on a police report or some observation without them being found guilty of that activity.

BoxYou need a few people in your corner when dealing with Real Estate Lawyer --- any contract used should come from a lawyer working in that state and location.Accountant - Make sure you pay the proper taxes Realtor - Assistance with locating and selling propertiesContractor - A person that will provide you estimate cost and do the repairs Maintenance person - if you can handle, you need someone that will fix tenant issues Property Management - I believe in outsourcing this function so the tenant does not know the owner - collect rent, sending late notice, renewing or not renewing the lease, etc.

Just a minor observation: Although in many respects NNN are perceived to be safe places to put your money due to the guaranteed yield, the security of a locked contract and no rent increases doesn't come without it's downsides.
