I want option 2 but my fiancé strongly disagrees (I want to run before I walk)Option 1-If I pay off debt that will allow us to clear 1497/Month (871 more) Debts (other than house)- 25k in car loan @ 6.79%, 420/month (bad choice I know but you talk to my beautiful fiancé and you’ll understand) 71 months remain- 2.4k in medical @ 0%, 151.22/month, 11months remain- 3.6K in student loans @ 6.55%, 70/month (who pays these anyways?)

An other possibility is sell a car or finance a car that you own with no loan and use that as a down payment.

Maybe they have a long term evil plan to replace everyone who is paying them - maybe even landlords...There is a major difference between selling small consumer items, or a $10 Netflix subscriptions, or a $20 car rides versus selling real estate worth hundreds of thousands.

Sorry for the late reply, My advice for what it is worth, is look at the possible tenants car, because their apartment, or house will be kept as neat or as dirty.

No car loans, school loans, credit card balances or anything like that.We have little cash currently for a down payment on another property and have been trying find deals where that cash can chip in for a flip (with a partner) to start gaining small returns and build it up.I think I’ll have a hard time finding good contractors that won’t eat into profits.
