Unless he can't make his car payment and/or he he needs the money for his EMD to the seller.

Here in California, the standard CAR contract didn't use to prohibit assignments in it's standard language. 

We have started putting them on cars in our market (which is probably something BP would even endorse)!

So I am looking into a 3b 1.5 ba 1500 sq ft with 2 car attached garage.

Concrete condos have less to worry about because the Association takes car of the structure and everything in the walls everything in your unit is your responsibility to maintain.

I think to keep investment costs down I could even find properties in the cities near a farther-away T station so folks can commute without a car.

I am by no means an expert on the subject, so experienced BP members, please correct me if I am mistaken.When trying to understand it myself, I found that wholesalers get a bad rep for similar reasons that give many used car salesman a bad rap, the first priority always appears to be money before good service. 

It just isn't a good idea to follow the clown car ahead of you for the sake of marketing a property. :)
