I am fortunate enough to have a company vehicle so no car payment.

All throughout the day, random cars pull up to hangout.

I see lots of options that offer free shipping on sites like ebay and amazon.A bank-owned property I am buying has a C of O that requires a 3 car garage since the previous was leveled by the previous owner. 

I have about 6500 total debt(student loans and private loan) excluding my car (20k).

I always look at tenants this way, if you don't trust them to drive your car without you in it, why in the world would you let them have the rights to live in your 100K, 200k, 300k, etc. house?

How does their car look? 

I have downloaded all of them to a PC, and copied them to a USB memory stick that I listen to in the car, or on the stereo at home. 

However from that list - the most concerning items are associated to appearance of mold (laundry wall room/ behind hall bath toilet) and identification of active moisture (laundry room ceiling / active moisture intrusion at lower wall of converted car port) in a few locations.

It's a building on the main street in a suburb with a ton of foot and car traffic.
