When I walk a property that is, or was, a house (we have numerous of Queen Anne, Second Empire, Victorian, Edwardian homes in our area that have been turned into 2-8 unit apartment buildings.), I always look under the carpet to see if the hardwood floors are intact (i.e no one has nailed plywood over them) and whether they can be refinished.I figure tenants (or buyers) can always use an area rug, or wear slippers, if they want something warmer underfoot.

Or an underwriter may use EBITDA to determine the cash flow shortage and then likewise put it to the numerator of your DTI.However, I doubt a commercial lender (5+ units or non-residential / mixed use) is going to lend on an asset that doesn't have a DSCR that meets their guidelines (1.15x minimum I suspect, but typically 1.25x).

I had submitted through Connected Investors and have been receiving numerous calls a day from various agencies like Sprout and Seek offering to open these "business lines of credit" that are actually just business credit cards.
