I would substitute the loan for collateral on the numerous rentals we have with lots of equity. 

A) your local marketB) good market has value in what aspect of real estate your interested in. for example if you want buy and hold it has to be more value for a renter to rent a house than to buy one.

I think you have to look deeper into this. because its talked about so much on social media and a site like BP and there is this mind set that wholesaling is the way to get cash then take said cash and buy and hold. ( you see that verbatim in numerous posts).. literally there are thousands of one trick pony's  I am not sure what the minimum run is for the mailing services but I would imagine 250 to 500 bucks and your in the game...

IMO, key aspect of Victorians is to stay true to the style. 

I enjoy the hands on aspect also so I don't want all turnkey although I am finding I spend almost as much money on the non-turnkey homes. 

Just kept focusing on finding and flipping the properties, never gave the organization aspect enough commitment.

Well, actually, it's not all that simple, but Rich Baer hit on an important aspect, if your mind can't wrap around your financial situation it's probably out of control. 

I'm sure there are numerous books dedicated to this subject, but Tim Farris discusses "Filling the Void" and some common auto-pilot habits people fall into once they have extra time on their hands after achieving their definition of success.
